Resumo(s): | Nas últimas décadas, a indústria da Arquitetura, Engenharia e Construção (AEC) apresentou
uma ineficiência elevada, quando comparada a outras indústrias. Alguns dos fatores que
contribuíram, para a queda abrupta do setor, estavam relacionados com a má interpretação
de informação técnica, aos erros sistemáticos e às omissões nos projetos, que se refletiam
num incremento do custo final do projeto.
O presente estudo surge na tentativa de demonstrar que esse desperdício existente do setor
construtivo pode ser colmatado com recurso à integração de tecnologias BIM. Em Portugal,
muitas empresas já beneficiam das potencialidades dos BIM, mas existe ainda caminho a
percorrer. Nesse contexto, a implementação BIM no Grupo CASAIS tem contribuído para a
melhoria dos processos com impacto direto na redução de prazos, mitigação de erros no
fabrico e antecipação de incompatibilidades em fase de obra, bem como impactos na
consequente evolução tecnológica. Por forma a evoluir na sua capacidade e valências BIM, a
empresa está neste momento a investir significativamente no núcleo de Pré-Construção.
A Pré-Construção, com recurso às técnicas de Multi Trade Prefabrication (MTP), assume um
papel crucial na industrialização da construção, uma vez que permite o desenvolvimento de
diferentes atividades em simultâneo e possibilita a sistematização de tarefas comuns a
diferentes projetos de construção, conduzindo à redução do tempo total de trabalho.
No presente estudo aborda-se a implementação das técnicas de Pré-Fabricação e Construção
Modular direcionadas para os sistemas mecânico, elétrico e de águas (MEP), num trecho de
um corredor de um edifício, verificando os prós e os contras deste processo construtivo. Para
tal, procurou-se desenvolver um rack capaz de suportar todos os componentes dos sistemas
dos projetos MEP e verificando as mais valias da sua criação. Numa fase seguinte, replicou-se
o trabalho efetuado numa outra obra, passando pelas fases de projeto, conceção e
implementação dos racks. In recent decades, the Architecture, Engineering and Construction (AEC) industry has shown high inefficiency when compared to other industries. Some of the factors that contributed to the abrupt fall in the sector were related to the misinterpretation of technical information, systematic errors and omissions in the projects, which were reflected in an increase in the final cost of the project. The present study appears in an attempt to demonstrate that this existing waste in the construction sector can be filled with the use of the integration of BIM technologies. In Portugal, many companies already benefit from the potential of BIM, but there is still a way to go. In this context, the BIM implementation in the CASAIS Group has contributed to the improvement of processes with a direct impact on reducing deadlines, mitigating manufacturing errors and anticipating incompatibilities in the construction phase, as well as impacts on the consequent technological evolution. In order to improve its BIM capacity and capabilities, the company is currently investing significantly in the Pre-Construction core. Pre-Construction, using Multi Trade Prefabrication (MTP) techniques plays a crucial role in the industrialization of construction, as it allows the development of different activities simultaneously and enables the systematization of tasks common to different construction projects, leading to a reduction in total working time. The present study addresses the implementation of Prefabrication and Modular Construction techniques aimed at mechanical, electrical and water systems (MEP), in a section of a building corridor, verifying the pros and cons of this construction process. To this end, we sought to develop a rack capable of supporting all the components of the MEP projects systems and verifying the benefit of its creation. In a next phase, the work carried out in another work was replicated, going through the design, design and implementation phases of the racks. |
