Resumo(s): | A recente literatura sobre os fundos de investimento especialistas sugere que este tipo de
fundos apresenta um desempenho superior ao mercado. Com efeito, relacionam as maiores
rendibilidades auferidas por estes fundos com o facto de estes não serem diversificados e,
portanto, de estarem expostos a um nível de risco superior, sendo neste sentido os investidores
compensados pelo maior nível de risco assumido. Assim, quando o foco de estudo são os fundos
de investimento diversificados, não é de se estranhar que a vasta maioria dos estudos apresente
evidência de um desempenho neutro dos mesmos face ao mercado, resultados em concordância
com a hipótese de eficiência do mercado (Fama, 1970).
O objetivo fundamental desta dissertação é precisamente avaliar o desempenho de uma
categoria específica de fundos de investimento: fundos que investem em ações de empresas
relacionadas com o setor imobiliário e, fazer o enquadramento dos resultados obtidos. Isto é,
verificar se estes são consistentes com a evidência encontrada na literatura dos fundos
especialistas ou com a dos fundos diversificados. Adicionalmente pretende-se analisar também o
comportamento do desempenho dos gestores destes fundos em diferentes estados de mercado,
e confirmar ou não a tendência verificada pelos estudos de fundos diversificados do melhor
desempenho dos fundos em períodos de recessão.
Neste sentido, foi analisada uma amostra de 149 fundos norte-americanos cujo foco de
investimento é em ações do setor imobiliário, durante período de 31 de dezembro de 1999 a 30
de setembro de 2014 e, foram empregues modelos de avaliação de desempenho condicionais e
não condicionais.
Os resultados encontrados sugerem que não só os fundos imobiliários americanos não
apresentam um desempenho superior ao mercado como também os mesmos evidenciam um pior
desempenho em períodos de recessão/crise. The recent literature on specialty mutual funds shows that these funds outperform the market. In fact, the highest returns of these funds are related to the fact that they are not diversified and therefore are exposed to a higher level of risk. In this regard the investors are compensated by the higher level of risk assumed. Therefore, when the focus of study are the diversified mutual funds, it is not surprising that the vast majority of studies give evidence of a neutral performance. Such results are in line with the market efficiency hypothesis (Fama, 1970). The primary objective of this work is to evaluate the performance of a specific category of mutual funds, namely funds that invest in stocks of companies related to the real estate industry. The next step is to frame the results obtained with the evidence found in the context of the specialty and diversified mutual funds literature. In addition, it is also a purpose of this study to analyse the performance behaviour of the real estate mutual funds managers under different market conditions, and likewise to verify if the trend suggested by the diversified mutual funds studies, of a better performance of the managers in periods of recession, is also valid in the case of the real estate mutual funds. In this sense, a sample of 149 US real estate mutual funds was analysed, from the period of 31 December 1999 to 30 September 2014. Both conditional and unconditional performance evaluation models were used. The results suggest that not only the real estate mutual funds were not able to outperform the market but also they show a worse performance in periods of recession/crisis. |
